The minimum stay is 2 nights. Some holiday weekends and peak summer dates may have a longer minimum. The booking calendar will show current requirements when you check your dates.

Yes. Stays of 7 nights or more receive a 10% discount, applied automatically at checkout.

For direct bookings, we use a moderate cancellation policy. Guests who cancel at least 5 days before check-in receive a full refund. Cancellations within 5 days of check-in receive a 50% refund for nights not stayed. If you booked through Airbnb or VRBO, those platforms apply their own terms. Check your booking confirmation for specifics.

Yes. There is a $150 cleaning fee per stay, applied at checkout. This covers a professional cleaning between guests.

Booking direct means you pay us, not the platform. Airbnb and VRBO charge guests service fees of 10 to 14 percent on top of the nightly rate. When you book through this site, you avoid those fees and communicate with us directly from the start. The rate is the same. You just keep more of it.

Check-in is self-guided via a smart lock on the side entrance. Your door code is the last four digits of the phone number you used when booking. No key pickup needed. Your hosts are right next door at 333 Terrace Street if anything comes up.

Yes. The private driveway fits 2 to 3 vehicles comfortably, or 4 if you squeeze. Street parking is available on Terrace Street during the day. Please be mindful of year-round neighbors. Note: street parking on Terrace Street is not allowed during winter (snowplows).

The loft overlooks the main living room below rather than being a walled-off bedroom. Sound carries between the two levels. It works really well for families and friend groups traveling together. If everyone in your group needs a fully private sleeping space with a door that closes, the loft may not be the right fit.

Yes. There is a large window AC unit in the living room that effectively cools the main floor. Every window in the house has a screen, and fans are available throughout for cross-ventilation. Boyne City nights are typically cool even in summer, so the combination works well.

No. The detached garage on the property is not included with the rental and stays locked during your stay.

The maximum occupancy is 7 guests. This includes 3 bedrooms with queen, double, and queen beds plus a bonus twin mattress stored in the loft for the seventh guest. Reservations must reflect the actual number of guests staying.

No pets. The home is not set up for animals.

The home is non-smoking throughout, including all outdoor spaces on the property.

No. The home is on a quiet residential street with year-round neighbors. Quiet hours are 10:30 PM to 8:00 AM. Guests are expected to be considerate of neighbors at all times.

About a 12-minute walk or a 3-minute bike ride. The route is flat and on residential sidewalks the whole way.

For downtown Boyne City you can walk. For anywhere else (Boyne Mountain, Petoskey, Charlevoix, Lake Charlevoix beaches) a car is the practical way to get around. There is no meaningful public transit in this area.

Yes. Downtown is 3 minutes by bike, and Boyne City has bike-friendly streets. [ADD details about bike rentals nearby if you know of any.]

Family Fare is the main full-service grocery store in Boyne City, about a 5-minute drive north on Lake Street. It has a full bakery, deli, and drive-through pharmacy. A larger Meijer is in Petoskey, about 20 minutes by car. Your hosts can point you in the right direction for whatever you need.
